The filing shows the 4,650-square-foot shell space will undergo a tenant improvement. Construction could wrap up in early 2024, but there is no word on when Black Bear Diner might open to begin serving diners in Grand Prairie.

The family dining concept serves breakfast all day and offers lunch and dinner options. The menu includes breakfast favorites such as steak and eggs, French toast, waffles, omelettes and scrambles, and breakfast burritos. For lunch, diners can grab a burger, sandwich, or salad, and Homestyle Dinner options include roasted turkey, homemade meatloaf, pot roast, and ribs. Fish ‘N Chips, Blackened Pesto Salmon, and several pasta dishes are also offered.

Bruce Dean and Bob Manley founded Black Bear Diner in California in 1995. The brand has about 150 locations across the U.S. and is expanding across the Lone Star State, which is projected to have the second most locations behind California.
