[Renderings] Granite Properties Starts Construction on Granite Park Six in Plano

Sustainable, wellness-focused Class-AA office building set to be delivered in June 2023.

Granite Properties, a commercial real estate investment, development, and management company, this month announced construction has commenced on Granite Park Six, a Class-AA, 420,000 square foot office building in Granite Park, a 90-acre mixed-use development located in Plano, Texas. The building will be delivered in June 2023.

Designed by BOKA Powell, with modern interiors by HKS Architects, the 19-story office tower will be LEED and Fitwel certified and will be the “tallest and most amenitized building” in Granite Park, according to a press release. Austin Commercial will serve as General Contractor.

Stonebriar Commercial Finance, a privately owned, diversified commercial finance and leasing company, currently located at Granite Park Three, has signed a lease for two floors (52,000 SF) at Granite Park Six.

“We’re excited Stonebriar has chosen Granite Park Six to expand their business,” Will Hendrickson, Senior Managing Director, Granite Properties, said in the release. “With Granite Park Six, we will build on Granite Park’s success of offering high quality spaces for work, productivity and leisure within a walkable, park setting. Granite Park Six will deliver unique experiences for employees to be productive, collaborate and foster community, whether that’s at their desk, in the customer lounge, lecture hall, coffee bar or the sixth floor outdoor terrace.”

Granite Park Six’s experiential design and amenities will be accessible to all Granite Park customers allowing office workers to foster community and togetherness across the entire park. Connecting people to nature, Granite Park Six will offer outdoor green space for office workers to gather at the sixth-floor amenity terrace, which will connect to a fitness studio that offers a variety of group classes. The sixth floor also features an indoor customer lounge and a golf simulator. A dramatic two-story hospitality-driven lobby with a coffee kiosk, a 400-seat lecture hall offering theater-style seating at the mezzanine level, and three conference rooms are designed to foster community, collaboration, and innovation.

The ground-level market café will provide food service that includes breakfast, lunch, and take-home meals, for added convenience. Innovative wellness features include the installation of the clean air technology, Needlepoint Bipolar Ionization, in the building’s HVAC system; a touchless path from the building’s six-level parking garage to the office, inclusive of touch-free entry doors and touch-free fixtures in restrooms; a destination dispatch elevator system that office workers can control with their smartphones; and floor to ceiling windows to maximize natural light.

The Stonebriar leadership team have been customers of Granite Park since 2004, where they founded and built multi-billion-dollar companies for AIG Commercial Asset Finance, which was located at Granite Park Two. Stonebriar, founded in 2015, provides capital for businesses in a variety of industries through multiple platforms, including general equipment, aviation capital, and real estate. The firm currently has 46 employees and a growing $3.75+ billion balance sheet.

Stonebriar was represented by Tyler Thomas and Scott Morse of Citadel Partners, and Granite was represented by Robert Jimenez and Burson Holman of Granite.

Granite Park, a master-planned development by Granite Properties, is located at the southeast corner of State Highway 121 and the Dallas North Tollway providing convenient access to residential communities and a 20-minute ride to DFW Airport. The development offers over 3 million square feet of Class-A office space, shops, and restaurants, including waterfront restaurants with patios situated on The Boardwalk at Granite Park, and a 299-room Hilton Hotel. Granite’s leasing team Robert Jimenez and Burson Holman will lease Granite Park Six.
