A $250 million development in McKinney announced this week the first four restaurants that will be moving in.

Bob’s Steak & Chop House, Mi Cocina, The Common Table and 400 Gradi are all coming to District 121. They are expected to open in spring 2023.

The first two brands are pretty well-known and well-loved in the Dallas-Fort Worth area.

Founded by Bob Sambol in 1993 in Dallas, Bob’s specializes in serving up flavorful steaks and legendary seafood alongside award-winning sides and fine wines. Today, the steakhouse has locations in Austin, Dallas, Fort Worth, Grapevine, Plano and San Antonio. Outposts are also in Arizona, California, Florida, Kentucky, Oklahoma, and Tennessee.

According to a release, Bob’s Steak & Chop House in McKinney will open in a 7,600-square-foot standalone building and will include a cigar bar. “Our District 121 location will look and feel like the original location on Lemmon Avenue,” Sambol said in a statement.

Founded in Dallas in 1991, Mi Cocina has become a Tex-Mex restaurant legend with more than 20 locations across the DFW area. Favorites include BBQ Brisket Enchiladas, Habana Nachos and the icy Mambo Taxi. Most recently, the brand opened a location in Klyde Warren Park, replacing upscale gastropub Savor which closed in 2020 due to COVID-19.

Mi Cocina at District 121 will open in a 6,600-square-foot space, also a standalone building. The setup will be similar to the brand’s Highland Park Village location, including an upscale bar on the second floor modeled after the Monkey Bar.

“We are incredibly excited to add this 23rd Mi Cocina location to our collection of neighborhood restaurants, as it allows us to build a space reflective of the McKinney and Craig Ranch community,” Edgar Guevara, president and CEO of M Crowd Restaurant Group, said in a statement.

The other two restaurants that are coming to the development don’t have such a long Texas history, but are no less tasty additions.

The Common Table first opened in Dallas’s Uptown. That location has since closed, but a second location opened in Frisco’s The Star district. With a vibe that revolves around sports, music and entertainment, specials such as Hip Hop Brunch are sure to be a pleaser.

400 Gradi will bring an international flare to the development. First launched in Melbourne, Australia, the sophisticated Italian eatery opened its first U.S. location in 2019 in downtown Dallas. The McKinney location will be its second and will serve up traditional Italian cuisine.

Retail and restaurant space at District 121 is managed by SHOP Companies.

“I’ve never been part of a more successful preleasing activity than what I’ve witnessed in District 121,” partner Thomas Glendenning said. “We’ve had an overwhelming response to this project and expect to announce more tenants soon.”
