Ironhead, developed by Alliance Industrial Company in partnership with Barings, encompasses four state-of-the-art industrial buildings totaling 906,271 square feet. The site, which spans 57.3 acres, is designed to accommodate tenants ranging from 40,000 to 320,000 square feet, providing flexibility to meet diverse tenant needs.
The project has proximity to Interstate 35 and Highway 114, facilitating connectivity to the Dallas-Fort Worth metroplex and national distribution channels. Tenants will benefit from nearby access to Alliance Airport, BNSF Intermodal, and major logistics hubs such as Amazon, FedEx, and UPS. Additionally, Ironhead is surrounded by an amenity-rich environment, including Tanger Outlets, Buc-ee’s, Texas Motor Speedway, and popular dining and retail options.
“We are excited to plant a flag in the Alliance submarket with our largest DFW project to date,” said Levi Hermes, Development Director and market leader for Alliance Industrial’s Dallas office in a statement. “We are grateful for the support from the town of Northlake, and we look forward to delivering a best-in-class business park that will attract best-in-class tenants.”
Stream Realty Partners, a national commercial real estate firm offering an integrated platform of services, will represent Alliance Industrial Company. Senior Vice Presidents Forrest Cook and Jeff Rein, along with Associate Connor Land, will lead the leasing efforts.
“Stream is thrilled to be part of Ironhead Commerce Center,” said Cook. “It will serve as a Class A destination hub for tenants in the Alliance market and one of the few new options able to accommodate future 2025 and 2026 demand. We are excited to partner with Alliance and Barings.”
Designed to meet the growing demand for industrial space, Ironhead features product sizes, configurations, and divisibility tailored to the submarket’s needs. The buildings will offer clear heights of 32 feet and 36 feet, ample auto and trailer parking, four points of ingress/egress, and the ability to secure individual buildings and truck courts. The location in Northlake, known for its low tax mileage rates, adds further appeal to potential tenants.
